A Very Popular Restaurant In Yardley Overlooking the Delaware River

Original settlers of the area were William and Jane Yardley, with the land they settled on eventually being called Makefield. The Yardley’s were friends of William Penn. In 1639 a census population of 100 was recorded, with most being farmers. By the 1800’s small villages developed and the Reading Railroad moved into Lower Makefield (1876). Today the township’s 18 square miles include suburban communities, a committed Historic District, and active farms. Lower Makefield is located in the southeastern portion of Bucks County, Pennsylvania. The township is adjacent to the west bank of the Delaware River, immediately upstream from the Borough of Morrisville and across the river from Trenton and Mercer County, New Jersey. Additionally, the Township is bordered by Falls Township and Historic Fallsington on the south, Middletown and Newtown Townships on the west, Upper Makefield Township on the north and the small quaint Borough of Yardley on the east. Lower Makefield is approximately 25 miles to Philadelphia and also is convenient to New York City by railway, approximately a 2 hour trip. The township has gently rolling hills, flat farmland, and borders the Delaware River. The township is also accessible to the popular “Canal”, a man made canal meandering throughout the state of Pennsylvania and providing a tow path along its entire route. Housing in Lower Makefield includes luxury estate homes, historic as well as new Colonial and Victorian style homes, several condominium communities, contemporary style homes, farm style homes and one level ranch style homes. Lower Makefield also has boasting rights to some of the best recreational facilities throughout the state, with an enormous community pool, several well maintained parks, sporting fields, and a golf course.

Titles >Liens Against the Title
Occasionally homeowners who are trying to sell their home are surprised to learn that their title is encumbered by a lien. There are several types of liens; the most common are mechanic's or contractor's liens.
The lien (or debt) must be paid off in order to be cleared. If the owner prefers to challenge the lien, he can release it by posting a bond, pending adjudication. In some types of liens, a title search may disclose claims against the property by an ex-spouse or long-ago heir of a former owner. A simple "quitclaim" deed may be used in these cases. By signing the deed, the person involved signs over whatever rights he or she might have, without laying any claim to the property.
Most real estate transactions involve at least some minor unresolved issues on the part of either the buyer or the seller. This is where an experienced real estate agent can provide solutions to resolve the issues and conclude the sale.
